Title: Online auction form - Time to Remove
Post by: AnnMic on June 19, 2015, 10:53:09 AM
I could use some help with what is considered Time to Remove "best practices". I would like to provide a buyer one day (7am - 4pm) to remove the contents of a 10x20 unit that is approximately 1/2 full of furniture, office items, bedroom, etc.

Would this amount of time be fair to the buyer?

On the form itself, would I indicate 1 day and the time window for the move?

Thanks in advance!

Just give a standard 48 hours for all units, it avoids confusion.

He's wonderful isn't he Ann?  ;) And I agree, 48 hours seems to be the industry norm, although I have been seeing a lot of facilities moving to a 24 hour or even same day clean out. In reference to the unit above, that should be more than enough time to clean out the unit.

24 hours for a local auction is fair, but with an online auction the buyer could be traveling quite some distance. Then there's the possibility they have to make multiple trips. That's why a minimum 48 hours seems fair for online auctions. Considering the unit went through 3 months or so of foreclosure, an extra day or 2 for the person helping the facility get their unit back is not a lot to ask for.

My 2-cents:  I agree with the standard 48 hours

I am from a more rural area than most of you - but I am seeing 24-48 hours clean out as standard operating procedure.  Of course, if I have needed time for whatever reason, I just ask - and have never been told no.  (normally 24-48 additional hours - but some have offered a week.)  Again, a less populated area doesn't have the re-rent pressure of bigger cities, but my suggestion would be to stay flexible.  Not everyone will ask for more time (and maybe NOBODY will) - but it's been nice have a little extra time on those big rooms.
