Title: What's more important?

What do you think is more important to storage owners/managers, a higher recovery rate or getting the unit cleaned out quickly so it can be leased to someone else?

I think getting the unit cleaned out free of charge is the most important thing.

I went to a facility that did their own auctions this week, they didn't care what the price went for..  They were so quick to end the bidding and just get it over with.. 10x30 rooms going for $5. While others pondering about bidding, the auctioneer (an employee) that worked at the facility, had no delay. Just wanted to sell it and move on.  12 units sold in less then 30 mins, didn't even give people time to look.

I get the feeling most of these facilites have pretty high vacancy rates so its not like they are really losing anything when a unit gets auctioned as the actual cost to them is minimal. For this reason I would say probably just saving them the hassle of cleaning a unit themselves.

I would think getting it cleared out. They make money when they have people paying them to store stuff. When people aren't paying, and the storage is full, they are missing out on money.

around here occupancy rates can be close to 100% sometimes ,they want the room back and quickly

I get the impression that they mostly want the units empty so they can rent them out again and start making some money.
