To what extent do you clean out the unit?

Different storage facilities have different ideas of what is "cleaned out". How far do you go to make sure that your unit is cleaned out?

Generally, empty the unit and sweep clean. However, I don't go to the extent of clearing cobwebs or "dusting" the walls, etc.

depends on the facility some just want the stuff out , others want it swept

I will take flack for this from some members here, but oh, well.

When I used to buy units this was an issue with some managers. With those with whom I had good relations it was not a problem, but off somewhere in the boonies it was sometimes.

My feeling on it was (and is) that:

1) When a regular tenant moves out the mgrs often don't expect it to be swept....the mgrs do it. They also check the door springs, sheet rock, lighting, etc. (well, not all of them do that stuff of course).

2) I should be responsible for taking out any physical objects and trash...and I did that.

3) I shouldn't be responsible for sweeping up the dust that has come in through the cracks in the place.

4) I shouldn't be responsible for sweeping up dead mice (no rats ever showed up) or their droppings.

5) I shouldn't be resposible for cleaning out containers of human waste. (when one manager insisted on that I indicated I would be placing a call to the city haz-mat team. He backed down.)

IMO, all items out and broom swept is good enough.

We just sweep them out. Takes a few seconds and we stay in good with the managers.  Who knows we might need to ask them a favor...

In my area it's "swept clean".  I have a big industrial push broom that I use.  My buddy has a battery powered blower that he uses.  Now - there is one place that charges a deposit and then wants not just the unit "dust free" but then tries to have you clean the front walk of the unit.  Saying you just pushed out all the dust into the drive path that they now have to clean.

This is the kind of expectation that has me reacting the way I do. The managers at a lot of these places (not all) don't do much at all in an 8 hour day yet they want the auction buyers to do what would ordinarily be their job.

If they are at 85% occupancy (which might be about right at locations that are popular) do they not sweep clean the empty locker they rent to a new occupant?  If I sweep out a locker I bought at auctio and then it sits empty for a couple of months, do they get in there and re-sweep it before someone rents it?

Sorry facility managers...get off your often fat rear ends and do a little work yourself....before you move on to your next gig within the next year or two (some of these folks move almost as often as a delinquent tenant !)

A couple of times I have found something good in the sweep out so I always sweep.  I am talking coins and rings things like that which have fallen out of boxes. Best finds are gold rings and small knives several times.
