my wife and I disagree on this a LOT(luckily i hold the bankroll). I will NOT buy an item that is BIG and i don't know where i'll sell it. Space is precious and if i buy a bunch of stuff for $300 that is worth $2000 that doesnt mean anything if the rest of my operation stands still because of it. If i do get items like this I flip them fast to get them out of the way. I hustle through a lot of stuff in a week

time and space is money. Unless I can get cash for furniture as is it goes out on the curb for free. There will be better furniture in the next unit. The only exceptions for me on this are real wood pieces that are beat up. IF I have a little extra time I will quickly refinish these(found a horrible looking antique mahogony bedside table redid it during my slow week last week and put it in my shop) Point is, if i could have been out getting more units i would have been. We had a 1 1/2 week auction dry spell here. I also painted the bathroom, refinished the deck and took the kids to the water park lol. I am chomping at the bit to hit an auction tomorrow.

If you know how to work the system you can make a TON of money part time. There is a local loophole so i can dump anything free because they charge me a $3 landfill bill every month with my water. If you are doing this part time there is NO reason to go to an auction more than 10 15 minutes away(unless you live way out in the boonies). I personally dont go further than that unless i just cant find an auction(and i do this full time btw) sometimes ill go to nashville which is about an hour away. DONT rent a Uhaul. if you rent a uhaul 10 times thats $1500-$2000, you can get a pickup for that, another $500 and you can get a trailor. DONT hire help. I'm 5 10' and about 140 lbs. so not a big guy, but i can load a fridge or a buffet on my own. use rolling carts, a truck, a winch and you should be able to unload anything. I had ZERO overhead before i had the store and was consistently processing and selling between $500-800 per week working out of my garage about 15 hours a week. only about half of that was profit and I flipped things FAST because i had no warehouse.
Bottom line, the only expense I had when i started was unit cost and a new smart phone. Keep the expenses down and the profit flows nice

seriously this is one of the most crazy cheap businessess to get into. Give yourself a budget, say $300 and go buy a damn unit. You'll then try to sell the contents and see what you actually need to do. There is no way to tell people how to do this, its something you have to experience. 50% of my items are sold in a store(could also be sold at yard sales or flea markets but time is money and i dont stay at the store) and around 25% is sold on craigslist, about 20% ebay and about 5% amazon. I also have business cards and will often sell items in bulk to people.

i bought my first online storage unit about a month ago. payed $380, turned over $300 in the same day, had about $2k worth of stuff left afterwards. It is just another tool to grow your business. I PREFER live auctions but if there is a nice unit I will set a price for myself and go up to that price. The online auction I won was about 5 minutes from my house too so it was in my best interest to at least try it out.

I do this full time. I always ask the facility if I can use their dumpster. If yes its processed there and I spend more on units. If not it gets done in my 4 car garage. Takes me about a day to process a full 10x20 if I hustle

I never miss an auction. I do this full time. Granted I'm in a smaller area so by never missing I mean I hit about 2 to 4 a week. I generally see about 40 units in a week unless I get desperate and go an hour away to nashville

2weeks ago I attended a caravan near nashville with over 120 units. 70 on day 1. The rest day 2. Bought 5 and ready to go again this weekend. I really need some ebay smalls. Got a heads up on a military locker at an auction with only 2 units for sale. Runs at the same time as another with 20 for sale. Hope I get it cheap
