as I believe that this is a business that can and should cash flow itself from early on.

I absolutely agree with you...I intend for my venture to cash flow from the get go as well...I am just choosing to do it on a slightly larger scale because I am fortunate enough to have the resources to do so.  Again, nothing against the starting small and bootstrapping at all......that is exactly how I started my existing business.  If I invest 10K to start, I don't expect to put any more in after that...I expect to bootstrap the 10 as quickly as possible and continue growing it from there!

The newbies and wannabees will get their tax refunds and blow it and hopfuly be gone in another 60 days..........

I hope what you are saying is true as well...I have heard it from quite a few veterans here that these huge crowds will be long gone come the HOT FL summer and I need them to be if I am going to make any money doing this.

Have you seen this "tax" time spike in years past?  I assume yes?

I have plans to attend a 2 day event next week that is going to tour 24 facilities and sell a total of 160 units.........YES, 160 units at 24 facilities......this ought to be interesting......ahh the good ole Florida foreclosure market ...huh?

If I can't buy something decent at this one for the right number...I'll just have to laugh

ha I would like to see a picture of what it looked like in the tiny indoor hall right in front of an open closet size locker! Lol probably 20 heads peaking in at once!

Oh...its ridiculous...they make you form a single file line and you get to pass by the open locker for like 7 seconds and the whole time a woman is screaming "keep moving, don't stop"  the bids are always over like $500 or more on anything halfway decent before even half of the people have seen whats in the locker..haha

Ha...well a couple of Wiley old vets told me these crowds would not last ...even with the shows...they attribute this to tax time (refunds) and the great weather right now in FL.  Come June/July/August...it feels about 110 in the shade with the humidity....If that were the case today, they would have needed an ambulance or fleet of them there for sure.

Plus ...I've already located a ton of "less" publicized auctions which are only listed in the Legal Notices and no where else....this circuit is plastered all over everywhere on the web....its the low hanging fruit

I just returned from an 8 hour marathon auction tour of 6 facilities and saw a total of 31 units auctioned off today.  Of the 31, maybe 5 were pretty nice but I can tell you, even with my limited experience, basically every one sold for WAY more than it should have. I saw many piles of pure junk go for 300 or more and the nice units were all around 1400 to $1500 and up....there might have been some potential in a few of the nicer ones I guess, if I am fair

The last stop of the day was a newer facility all indoor and it had a whopping 12 units on the block....the crowd was a record for this auctioneer...and they stopped counting at 100 people....kids, pets, wheelchairs....it was a total circus and a total sweatbox as well....haha .....I think there was about 130  to 140 people there and the bidding was furious....

There were so many cars there, they filled the entire lot, all of the grounds around the building and both sides of the street leading out from the facility all the way into a neighborhood....so much so that the sheriff was called during the auction by homeowners and was issuing parking tickets to many cars causing a big stir...

Obviously, I need to find a less popular and less advertised route as you will almost always overpay in this situation... and even with a nice wad of cash in my pocket, I sat tight as I am sure I can find better deals...or wait till the summer heat drives many of these people away!

Oh I agree with you on that 110%  when I say failure, I mean invest 20K into buying lockers...loose your ass and go running with your tail between your legs...haha

I agree that making reasonable decisions will be key and based on every thing I am reading and hearing, that I am going to have to attend a ****ton of auctions in order to find solid lockers at the right prices.

I was at one recently where some old guy (looked in his 70's) and could barely walk paid $1,100 for the biggest pile of **** in a locker I could have ever imagined seeing....LOL

I would not have been a buyer at $300 on that locker...you would have better odds in Vegas!

I asked him if he had labor to assist him with it and a truck or something and he gave me the "deer in the headlights" look  This was a week ago and hes still probably schlepping that **** around...

Based on that and other stuff like it, I don't know weather to laugh at these people or cry for them

I know starting "small" is the most prudent strategy and makes the most sense for most, but for me, after running a 7 person warehouse operation for so many years...I'm just not an "out of the bedroom" type of guy...haha

Not only because I don't want roaches, lice, bed bugs and rodents in my spare bedrooms, but I prefer to think of a business as a separate entity and desire to have all of the resources necessary in order to ensure it is a success and so that "giving up" isn't an option.

Being well enough capitalized to withstand some bad buys and noob mistakes at the onset will be paramount and staying persistent and consistent over the long haul will be absolutely necessary as well ....but the way I play the game, failure is not an option!

But, I was trying to ascertain just how hearty your expenses are

do they include truck, facility, labor and the like  or is this more of a 1 man out of the trunk of his car in a spare bedroom kind of operation

I understand completely if you are not comfortable answering

I'm just trying to determine how "balls deep" I want to go from the start, while still have a shot at 2X's average profits   ;)

I'd say that is a successful business for sure!

If you don't mind me asking...In your "business expenses"

I'm sure you factor Fuel but do you have insurance on a truck factored in as well? Or a truck payment?

In addition, do you have a facility that you own or rent to sort and store items? OR do you pay to park your truck somewhere?   

I'm not at all trying to pry into your "personal" situation...just trying to model a successful business plan and be realistic about costs and profits

So based on your "example" above ....where you say 45 of the lockers out of 50 are "average"

You consider average to be roughly a 2X's return on your money......

Not saying you exactly "double" your investment on all 45 but you do make "some" profit on all of the 45 and on many of them you do in fact see 2X's investment

Is this "fair" to say?

Movieman,  Not to get off topic here but I would like to see one bit of additional info here as well. That would be that whatever your ratio is, has it caused your overall business to be profitable?

As you stated, success and treasure are relative terms...so for example with your ratio of 1 in 50

did you only break even on the 49 in between, double your money on average on the 49 or?

and on the 1 in 50 that you consider super deluxe, was it a 5X's your money return, 10X's or ?

I know I am in this game to make coin and to see a return on my investment in lockers so I am very interested in seeing the "success ratio" from an ROI perspective

Because if you even double your money, to me thats a winning locker?

Donate it to Goodwill and take the tax write off for the full value. Helps reduce your overall tax burden and gets the stuff off your hands fast. 

In addition, not many people here mention the whole sales tax thing but I sure hope all the serious buyers have resale certificates and are NOT paying sales tax on the lockers?

Some good donations throughout the year really help make the business tax return look solid and avoid audits
Not to mention that you will be writing off all your fuel, facility's rent, truck and other asset depreciation and much more if you have a solid business CPA
